As an official thematic forum of the China International Fair for Trade in Services, the 2026 Headquarters Economy Conference and the 6th Forum on Building Economy and High-Quality Urban Development was held in Beijing on September 11. Zhang Ziyue, General Manager of the Office Building Management Department of China Merchants Shekou's commercial management arm, attended the conference as a guest at the summit dialogue themed "How Building Economy and New-Quality Industries Can Resonate and Thrive Together." Starting from two years ago, our office building segment has proactively shifted toward industrial buildings, which we identified as a first-mover opportunity. With nearly 2 million square meters of office space nationwide, we tailor industrial planning based on the specific location of each building. For example, in the Hongqiao business district, we deliberately transformed one of our 5A-grade office towers into a low-altitude economy industrial park. In collaboration with the government and under its guidance, we co-developed this industrial building with the Hongqiao Business District Management Committee and the Shanghai Changning District Government. Since we began this initiative at the end of 2024, 90% of the industrial building space we launched has been absorbed within just one year. We have now attracted 20 chain-leader enterprises along with their upstream and downstream partners, which has thoroughly validated our approach.
Building on this momentum, we are now developing a shipping operations-focused building in Pudong, aligned with the local government's industrial direction, adopting a collaborative model of government-enterprise co-construction to jointly enhance the business environment.
When it comes to enabling mechanisms, we adhere to "three proactive initiatives." As operators of owned properties, we proactively study government policies, actively participate in industry conferences, absorb the latest policy intelligence, and learn about the future development directions outlined in the 15th Five-Year Plan. Through policy learning, we strengthen our connections with both government bodies and enterprises.
Second, we proactively assist enterprises in establishing resource linkages, moving beyond the traditional landlord mindset to embrace the concept of industrial partnership. We actively help businesses connect with government resources. Third, we proactively improve supporting services. Recognizing that the 15th Five-Year Plan elevates the service industry to a prominent position, we have assembled professional teams to provide enterprises with proactive services such as policy alignment, talent placement, and project application support. These "three proactive initiatives" are the core measures driving our transition to industrial buildings.
This is also the original intention behind upgrading our brand philosophy to MOffice—More than Office—positioning ourselves as a full-scene partner for industrial growth. We go beyond merely accompanying enterprises through their growth journey; we are committed to enhancing the quality of business development, the depth of industrial evolution, and the warmth of talent engagement, building a value loop that spans all scenarios. Industrial operations address the question of "whether a business can be made viable," while emotional value answers "whether people are willing to stay here." Building industry development is a long-term endeavor—a marathon—and we will steadily advance every step, continuing to deeply cultivate industrial building development with the More Than Office philosophy.
